Recently a fire broke out in one unit of a newly completed condominium project. While no one
was hurt in this incident, damage to property did occur. The homeowner has filed a complaint
with the Building and Construction Authority stating that the circuit breaker in his unit and his
neighbour’s unit kept tripping when they moved in barely a month ago. The SCDF confirmed
that the cause of the fire was the faulty circuit breaker.
As Island Developments Corporate Communications Manager, it is your responsibility to draft
an official response to the Building and Construction Authority (BCA) explaining the situation.
You have gathered the following information:

The same type of circuit breaker is installed throughout the condominium including all
478 units within the two 30-storey blocks.
Home-owners started moving in 2 months ago.
One-third of homeowners have moved in.
The rest of the units are still undergoing renovations by home-owners and/or are vacant.
SCDF report shows that the cause of the fire was a faulty circuit breaker.
A few occupied units in Tower A called the management office to report that their
circuit breakers were tripping.
Electrician was called by the management office to check the circuit breakers in those
reported units but found nothing amiss.
The unit where the fire occurred was one of the units checked.
Cost of damage to unit is S$25,000.
Damaged unit is being refurbished.
Affected home-owner will be compensated for property damage by Island
Development.
Affected home-owner provided with temporary accommodation while damaged unit is
being refurbished.
All circuit breakers in the 478 units were checked and some were found to be faulty.
Management decision taken to replace the circuit breakers in all 478 units and
throughout the condominium.
Circuit breaker supplier AJE Electricals has taken responsibility and will carry out the
replacement of all circuit breakers with a safer model.
Circuit breaker that caused the fire was found to contain a sub-standard component.
